Makati, as it is often said, is home to some of the best mixed-use real estate developments in the Philippines. What perhaps best exemplifies this assertion is the Makati central business district (CBD) itself, a master-planned estate conceptualized and developed by the Ayala family. What started as a marshland during the Spanish times, this area evolved to become the Philippines’ first—and during that time, only—airport, and then eventually become the country’s foremost financial and business hub.
It is not surprising that other areas in Makati have been converted and redeveloped in recent years, in the hope of duplicating what the Makati CBD has achieved. One of these areas is Rockwell Center, the flagship project of Lopez-owned Rockwell Land. A 15-5-hectare, high-end mixed-use development, most people are unaware that the place where Rockwell Center sits used to be a thermal power plant, which is a testament to the developer’s master-planning genius (it was designed by no less than Chicago-based architectural firm Skidmore, Owings & Merrill). Today, the estate is home to some of Makati’s most luxurious condo towers; the Rockwell Club, the Power Plant Mall, the Ateneo Graduate School of Business, and at least three office towers (with more in the pipeline). Its leafy, serene ambiance is also one of the reasons why many families, especially expats, prefer to live in Rockwell Center. Rockwell is well-loved by everyone even by visitors from other nearby cities like Quezon City, Pasig, Mandaluyong, and Taguig, and of course, the tourists.
As mentioned, some of the best condos in Makati and indeed in Metro Manila are found in Rockwell Center. These condos range from high-end developments that target young professionals and newlyweds, to very upscale towers that offer very spacious condo units perfect for families.
This condo development located at the corner of Rockwell Drive and Estrella Street is composed of two towers (West and East). A typical one-bedroom, 71-sqm condo for rent in The Manansala has a monthly rental rate of Php65,000.
One of the newer developments in Rockwell Center, the Edades Tower & Garden Villas is named after Victorio Edades, the father of modern and unconventional Filipino art. In addition to typical flat, loft, and Z-loft apartments, this 50-story residential tower situated across the Power Plant Mall close to J.P. Rizal Street also offers garden villas. Its amenities include a fully-equipped fitness gym, retail shops on its ground level, lap and kiddie pools, and a function room. A fully furnished 62-sqm, one-bedroom condo unit for rent in Edades can be had for Php70,000 per month.
Widely considered to be the most luxurious of Rockwell Center’s condos, the 46-story Rizal Tower has a helipad, in addition to its own country club, library, function halls, swimming pool, and well-manicured gardens. Rizal Tower also has an underground pathway that connects it directly to the Power Plant Mall. An unfurnished three-bedroom, five-bathroom condo unit for rent in Rizal Tower can be had for Php220,000 per month. This unit has a floor area of 286 sqm and comes with two parking slots.
One of the condos in Rockwell Center’s West Block, Luna Gardens is a 30-story high-rise that features a unique pinwheel design. It offers spacious studio, one-bedroom, two-bedroom, and three-bedroom units, ranging in size from 47 to approximately 200 sqm. A typical three-bedroom condo unit here, measuring 198 sqm, has a monthly rental rate of Php190,000.
The Proscenium at Rockwell is a mixed-use development currently under construction just across Estrella Street. It has five residential towers (Kirov, Sakura, Lincoln, Lorraine, and Proscenium Residences), offering condo units from 29-sqm studios to 435-sqm penthouses. Designed by famous Uruguayan architect Carlos Ott, the Proscenium is touted as one of the most luxurious condo projects in Makati. When completed, The Proscenium’s upscale condos include an amenity deck, a day-care center, a business center, a function hall, a well-equipped gym, and a performing arts theater.
